The Real Estate Management team operates in a dynamic environment where we are committed to delivering the best lease management in Canada, utilizing the most recent technological advancements. As Senior Real Estate Manager for Eastern Canada, you'll leverage your telecommunications real estate experience to negotiate critical infrastructure leases that build the foundation for how millions of Canadians connect.

With 10+ years of experience, you're a master negotiator in both French and English, recognized expert in commercial leasing, real estate, land-use authority, and federal government requirements for telecommunication assets. You'll manage the Eastern Canada portfolio, interpreting complex legal documents and leveraging exceptional communication and organizational skills to drive projects to successful completion on time.
Here's how:
- Manage the Eastern Canada real estate lease portfolio, ensuring targets are met with a laser focus on proactively managing lease expiries and renewals per contract
- Be a champion in local market values and requirements for commercial lease management, administration and operations, ensure that work is done in a matter that meets timelines and objectives
- Review and administer standard leases, different forms of tenure, included but not limited to: statutory right of ways, servitude, easement, permits, licenses, leases and ancillary types of documents
- Provide support to the Real Estate Management team on lease-related matters (including, but not limited to, change in ownership of landlords, rent / hydro reconciliations, direct payment of property taxes, manage requests for insurance certificates)
- Participate in regular meetings and follow up on all action items assigned to Lease Administration
- Support the set up, process and maintenance of lease administration records (in SAP and other tools)
- Special projects as assigned by manager or other team leader(s)
- Evaluate procedures and recommend improvements on the delivery of projects
- Ensure quality control of data entry and tracking of candidates, leases and all third party consents, necessary to hand over to the Implementation teams
What you bring
- Bachelor’s degree or equivalent combination of education and 10+ years of experience in commercial lease management, preferably in the communications industry
- Bilingual in French and English with excellent communication skills, adept at effectively engaging internal and external stakeholders, including landlords and government authorities
- Strong understanding of commercial leasing, real estate, land titles systems and title searches, land-use authority, and federal government requirements for telecommunication infrastructure .operations and expansion
- Ability to read and interpret legal documents (e.g., leases, licenses, right-of-way agreements) and construction drawings (e.g., rooftop diagrams, surveys, engineering designs)
- Forward-thinking leader with experience leveraging AI and emerging technologies to optimize real estate strategies and solve complex challenges
- Advanced proficiency in MS Word or Google Suite, with a preference for Google work environments
- Startup mindset with proven ability to thrive in ambiguous environments, manage multiple priorities, meet tight deadlines, and pivot quickly between different functions and challenges in a fast-paced, evolving organization
- Strong organizational skills and attention to detail, with the ability to drive projects to completion on time or ahead of schedule
- Proven experience managing property leases, budgets, and financial objectives
- Familiarity with ISED regulations and local, provincial, and federal acts
- Skilled in engaging with a variety of landowners, including government authorities, First Nations, railways, utility companies, and private property owners
- Reside in one of Canada's major provinces, ideally in proximity to a major city to permit in person collaboration
Great-to-haves
- Working knowledge of land use acquisition processes
- Experience with lease valuation / fair market valuations
- Public consultation and conflict resolution capabilities
- Strong acumen for reporting
- Knowledge of SAP
Advanced knowledge of English is required because you will most of the time interact in English with external parties (clients, suppliers, candidates, external partners, etc.) as part of this position's main responsibilities given its national scope.
