As a Senior Real Estate Manager for Eastern Canada, you'll play a pivotal role in identifying, negotiating and securing the strategic locations that power tomorrow's digital infrastructure. In this role, you'll be at the centre of everything that brings our network to life, from identifying and securing new sites to navigating the approvals that make construction possible. Your ability to balance business objectives with stakeholder collaboration will be key to expanding our network, as you work closely with landowners, municipalities and cross-functional teams to align priorities, overcome obstacles and ensure every new site reflects our mission.gemini
What you’ll do
- Lead real estate site acquisition initiatives across Eastern Canada, negotiating lease and license agreements that secure optimal locations for wireless network infrastructure
- Partner with municipal authorities, government agencies and regulatory bodies to obtain the permits, approvals and concurrences needed to advance infrastructure development
- Collaborate with RF engineers, project managers and construction managers in a matrix environment to move sites from identification through to lease execution — on time and to quality standards
- Evaluate and oversee external site acquisition vendors to secure locations that meet carrier requirements and regulatory standards
- Identify colocation opportunities, manage lease renewals and maximize asset utilization to drive revenue growth across the portfolio
- Monitor local market conditions, carrier expansion plans and industry trends to proactively identify new build opportunities
- Build and maintain strong relationships with municipalities, property owners, carriers and internal teams to support smooth project execution and high stakeholder satisfaction
What you bring
- Bilingual fluency in French and English, with strong communication skills to engage diverse stakeholders and successfully close negotiations
- 5+ years of experience in site acquisition, leasing or real estate, ideally in telecom, urban planning, commercial real estate, utilities or a related field — transferable experience is welcome
- Solid understanding of commercial leasing, land-use regulations and municipal or federal government requirements relevant to the operation and expansion of communications infrastructure
- Proven ability to engage a wide range of stakeholders including municipal, provincial and federal authorities, Indigenous Peoples, railways, utility companies and property owners on matters of land access, rights-of-way and leasing
- Experience reading and interpreting legal documents such as leases, licenses and rights-of-way agreements, as well as construction drawings including surveys and engineering designs
- Ability to manage multiple priorities, meet tight deadlines and thrive in a fast-paced, startup environment with a high degree of ambiguity
- Willingness and ability to travel regularly across Eastern Canada (mainly in the province of Quebec and Eastern Ontario)
Great to haves
- Experience working with or knowledge of the telecom tower infrastructure industry, including familiarity with carrier requirements and wireless network build processes
- Established relationships with municipalities, property owners or real estate stakeholders in Quebec and Eastern Canada
- Project management certification or demonstrated experience managing structured, multi-site project delivery
