The Manager for Wireless Real Estate will lead a specialized team responsible for the end-to-end acquisition and facilitation of our wireless network expansion across Canada. You will oversee the identification of new site locations, lease negotiations with landlords, and engagement with Land Use authorities while navigating federal regulatory requirements (ISED). Your goal is to ensure our network grows efficiently, on time, and within budget, while maintaining strong relationships with external stakeholders.
Together, we will:
- Manage and bring digital transformation to our Wireless Real Estate team, driving efficiencies and advanced reporting that allows the teams to effectively manage activities.
- Develop and embody robust leadership practices that allows the Real Estate team members within the team to be highly effective, independent and successful in driving their programs
- Oversee and unlock multiple concurrent wireless implementation programs including advanced technology rollouts, network densification programs, and special event preparation

What you’ll do
Lead and Develop Your Team
- Manage and lead a team of Real Estate Managers, fostering a culture of innovation collaboration and continuous improvement
- Provide mentorship and guidance to team members, helping them grow their skills and advance their careers
- Facilitate cross-functional collaboration with other departments to ensure aligned strategies
Lead, mentor, and provide a vision for the team. Set clear KPIs for site identification, lease execution, and permitting milestones.
Strategic Real Estate Management
- Acquisition: Manage acquisition of all necessary Real Estate assets for the Wireless team, including building relationships with property owners, landlords, and real estate agents for inbuilding sites, rooftop installations, and ground lease agreements
- Relationships: Develop and maintain relationships with Land Use authorities, Municipalities, Hydro companies, public transit entities, major real estate companies and third party tower companies to allow for fast and seamless implementation of Wireless infrastructure
- Lease & Contract Management: Act as the final internal reviewer for complex lease agreements. Ensure all contracts meet TELUS standards and long-term operational needs.
- Regulatory & Municipal Affairs: Navigate all regulatory requirements, federal and provincial. Lead consultations with Land Use Authorities (LUAs) and manage public notification processes
- Vendor & Partner Management: Manage relationships with third-party environmental consultants, surveyors, and engineering firms to ensure deliverables meet project timelines
- Budgeting & Forecasting: Manage the CAPEX budget for site acquisition and pre-construction activities. Provide accurate forecasts on site "Ready for Construction" dates.
- Multidisciplinary: Work in a multidisciplinary environment, collaborating with Legal, Construction, Operations and Media Relations teams amongst others
Qualifications
What you bring
- Technical Expertise: Deep understanding of wireless network infrastructure and cell site requirements. Ability to understand contracts, legal context, and a solid understanding of the regulatory requirements surrounding Wireless infrastructure as well as good knowledge of the real estate market in telecommunications
- Leadership: Exceptional leadership and team management abilities, coupled with strategic planning and digital transformation leadership
- People Skills: Strong coaching, mentoring abilities, and effective communication skills across various stakeholders
- Innovation: Proven innovative mindset, adaptability, and analytical problem-solving
- Operational Excellence: Experience in automation, project management, and risk management.Ability to work in fast-paced, dynamic environment with competing priorities
- Business Insight: Customer-focused approach, understanding telecom trends, cost optimization, and aligning initiatives with business goals
- Bachelors Degree in Engineering, Architecture, Urban Planning, or a related field, Master's degree or MBA preferred
- 8+ years of experience working in the telecom industry, with at least 3 years in a leadership/management capacity
Great-to-haves
- Regulatory Knowledge: Deep understanding of the Radiocommunication Act, CPC from ISED and Canadian municipal planning processes
- Negotiation: Proven track record of negotiating high-value real estate or infrastructure contracts
- Technical Literacy: Ability to interpret Radio Frequency (RF) design search maps, Safety Code 6 reports, and structural engineering drawings
- Regional Expertise: Familiarity with provincial-specific regulations (e.g., Ontario or Alberta’s Planning Act, BC’s Planning and Land Use Management Regulation or Quebec’s municipal codes) is a significant asset
- Bilingual: Ability to communicate in both French and English
Additional Information
- You will report directly to the Director for National Wireless Engineering & Build, and oversee a team of 12 Real Estate Managers across Canada
- Travel to regions required from time to time
Advanced knowledge of English is required because you will most of the time interact in English with internal parties (colleagues, internal partners, stakeholders, etc.); and work with IT tools whose interface is only accessible in English as part of this position's main responsibilities given its national scope.
Location: Any major Canadian city
