Reporting to the Director of Real Estate Development, the Real Estate Development Manager will be responsible for coordinating key aspects of the development process, having a primary focus on multi-year redevelopments throughout BC.
The Real Estate Development Manager has the ultimate responsibility as the owner’s representative and guiding the development project from conception through completion, ensuring that each development represents TELUS’ interests and meets or exceeds the financial goals of the project.
These development initiatives may be in the multi-family residential, commercial or industrial asset type of minimum $50M value and anticipated to be multi-year ventures, with significant design, technical, project management and financial intricacies.

- Financial Management:
- Working with a broad internal team, evaluate and establish project objectives in order to maximize the use of property and return on investment
- Coordinate and arrange broad scope due-diligence and feasibility studies, as required, utilizing appropriate consultants where necessary to determine market characteristics and critical attributes of the physical site, as they relate to revenue and cost projections
- Facilitate, support and monitor the development effort to ensure that project’s performance and financial objectives are satisfied
- Oversee and monitor construction of the redevelopment including overall development budgets and construction draw requests
- Feasibility, Planning and Design:
- Review and analyze projects with similar characters in order to determine and improve upon key components of a successful development.
- Evaluate design alternatives, reviewing options with appropriate leasing and development staff and joint venture partners, if applicable.
- Working independently or in association with joint venture partners, evaluate and identify the appropriate consultants for each project through networking and solicitations for proposals.
- Supervise and guide design consultants and engineers from conceptual drawings through construction documents, including consulting contract negotiations
- Oversee the development manager’s efforts related to the process of determining required entitlements and obtaining all related approvals.
- Oversee the deliverables necessary to support the project approval process at multi-government levels, including municipal and provincial approvals as well any presentations to Design Review Boards, Planning Commissions, City Councils and community groups to help advance the projects.
- Facilitate evaluation of the project design by senior management, operations, communications and marketing teams in order to ensure that the interests of each group are satisfied, progressing through the development process as key milestones (entitlements, pre-leasing, financing, etc.) are achieved.
- Establish, monitor and drive the project schedule in order to meet specified goals
Technical:

- Interface with in-house team members from concept studies through bid documents, performing ongoing cost analyses in order to accurately determine the project cost and identify the most cost efficient construction means, materials and methods and the related schedule
- Work through technical intricacies around any existing uses on site at proposed development locations that may require relocation or decommissioning prior to development activities being advanced
- Supervise and approve all design decisions necessary to maximize the aesthetic, sustainability, performance and technical benefits that the project can deliver, while still maintaining the overall efficiency, while minimizing cost
- Facilitate and monitor tenant design and construction effort to ensure that the project development and design objectives are satisfied
- Maintain and enhance professional skills, abilities and relationships in the multi-family residential, commercial, and industrial industries
- Supervisory & Partnerships
- Manage multiple consultants and internal cross-functional teams as one of the key leaders within the project delivery team
- Develop and manage the relationship with our development partners and key service providers to ensure that the project’s objectives are always paramount, while ensuring a productive relationship with all stakeholders
- Thought Leadership:
- Pro-active approach - Identify the impact of external situations (i.e. moves from the competition, industry trends, etc.) before the impact occurs and make recommendations on how to respond

Qualifications
You’re the missing piece of the puzzle
- 10-15 years of experience as the development lead on significant real estate projects (project value $50M or more) with preference for experience in mixed-use, multi-family and retail projects
- Direct working knowledge to real estate arrangements including joint venture and equity investment ventures will be preferred for this role
- Must understand principles of real estate development, design, finance, and construction
- Sound understanding of the Canadian real estate and development industry is required for this role
- Strong project management skills, with a Project Management Professional (PMP) designation preferred
- Excellent negotiation and organizational skills
- Must possess the ability to influence and create alignment across multiple functional areas and partnerships with sometimes conflicting needs
- Must be able to work independently with limited direction and have flexibility to react quickly in a dynamic business environment
- Strong networking, communication, organizational and leadership skills
- Bachelor’s degree with an emphasis on finance, architecture, engineering, design, or urban planning

- Real estate, law, project management, architecture or engineering certifications or licenses will be considered valuable assets for the role
